The documents required to complete the mortgage will vary from bank to bank. Most will not require all the documents listed below, however, for completeness we have included a comprehensive list of what could potentially be requested from you:-
EMPLOYEES 1. Latest 3 months´ payslips 2. Latest end-of-year tax certificate (P60 if employed in the UK) 3. Proof of 24 months fixed employment (e.g. reference from employer) 4. Credit Report (either Experian or Equifax) 5. Proof of funds for the purchase, e.g. deposit in savings account 6. Last annual mortgage statement for any properties 7. Photocopy of passport 8. Utility bill proving current address 9. NIE certificate 10. Nota Simple and Escritura 11. Purchase Contract 12. Solicitors details 13. Estate agents details 14. Completed application forms 15. Signed copy of Mortgage Direct´s Terms & Conditions
SELF-EMPLOYED 1. Minimum 3 years working as self-employed (accountants reference) 2. Latest Tax return 3. Last 2 years accounts issued and signed by a ³chartered accountant² 4. Credit Report (either Experian or Equifax) 5. Proof of funds for the purchase, e.g. deposit in savings account 6. Last annual mortgage statement for any properties 7. Photocopy of passport 8. Utility bill proving current address 9. NIE certificate 10. Nota Simple and Escritura 11. Purchase Contract 12. Solicitors details 13. Estate Agents details 14. Completed application forms 15. ADDITIONAL INFORMATION REQUIRED 1. If a Limited Company, last 2 years accounts and a letter from a chartered accountant confirming figures, personal drawings, profits and dividends 2. If in retirement, proof of all pension income received in the past 2 years 3. Last 2 years proof of rental, investment or other income 4. Details of other loans, mortgages or debts in Spain, including payment certificates from the bank in respect of past 3 payments 5. If a re-mortgage, copy of the Escritura and Nota Simple 6. If a commercial or new-build mortgage, details of the building or business project and copy of the Seguro Construccion Decenal (10-year construction insurance)
