REQUIRED
The documents required
to complete the mortgage will vary from bank
to bank. Most will not require all the documents
listed below, however, for completeness we have
included a comprehensive list of what could
potentially be requested from you:-
EMPLOYEES
- Copies of last 3 months’ bank statements
showing income and payment of regular commitments
- Bank reference letter, which confirms
the length of the relationship with the
bank and that the accounts are maintained
satisfactorily
- Last 3 months’ payslips
- If employed in the UK - last two P60s
plus tax return* if applicable
- Proof of at least 2 years’ permanent employment
with current employer (e.g. reference from
employer)
- If less than 2 years in current job,
details of previous employment
- Credit Report (either Experian or Equifax
for UK history AND/OR CIRBE for Spanish
history)
- Proof of funds for the purchase, e.g.
deposit in savings account
- Last annual mortgage statement for any
properties in the UK
- Last 3 months’ mortgage statements for
any properties in Spain
- Photocopy of passport or Spanish Residency
Card (Tarjeta de Residencia)
- Utility bill proving residence at current
address for last 3 months
- NIE certificate
- Nota Simple and Escritura
- Purchase Contract
- Solicitors details
- Estate agents details
- Completed application forms
- Signed copy of Mortgage Direct´s Terms
& Conditions
* Confirmation(s) required from tax authority of return(s) submitted (e.g. statement
of account from UK Tax Authority). If last submission
has not yet been confirmed by tax authority,
previous years’ confirmations are also required.
SELF-EMPLOYED
- Letter from chartered accountant confirming
net profit, salary and dividends, as appropriate,
for last three years
- Personal income tax assessments for the last
3 years
- Credit Report (either Experian or Equifax
for UK history AND/OR CIRBE for Spanish history)
- Proof of funds for the purchase, e.g. deposit
in savings account
- Last annual mortgage statement for any properties
in the UK
- Last 3 months’ mortgage statements for any
properties in Spain

ADDITIONAL INFORMATION REQUIRED
- If a UK Limited Company (or Spanish SL registered),
last 3 years’ accounts and a letter from chartered
accountant confirming figures, personal drawings,
profits and dividends
- If in retirement, proof of all pension income
received in the past 2 years
- Last 2 years proof of rental, investment
or other income
- Details of other loans, mortgages or debts
in Spain, including payment certificates from
the bank in respect of past 3 payments
- If a re-mortgage, copy of the Escritura and
Nota Simple
- If a commercial or new-build mortgage, details
of the building or business project and copy
of the Seguro Construccion Decenal (10-year
construction insurance)
ORIGINALS OF ALL DOCUMENTS MAY BE REQUIRED BEFORE
